The Three Bid Rule: Reach out to three different companies to assess your project on-site. Afterwards, request each of them to provide a comprehensive written bid for your project.

 

Why is it so important to find three different contractors?

Competitive Pricing: You can compare prices from different contractors. This competition often leads to more competitive pricing as contractors strive to offer the best value for their services.

Quality Assessment: Each contractor may have different approaches, techniques, and levels of expertise. By soliciting bids from multiple contractors, you can assess the quality of their work based on their proposals, past projects, and references.

Diverse Perspectives: Different contractors may offer unique insights and perspectives on your project. They might propose different solutions, materials, or designs that you had not considered, which can help you make a more informed decision.

Cost and Payment Terms: What is the total cost of the project, including materials and labor? Are there any potential additional costs that might arise during the project? What are the payment terms? Will you require a deposit, and if so, how much?

Warranty and Guarantees: Do you offer any warranties or guarantees on the workmanship or materials used?

Subcontractors and Workers: Will you be using subcontractors for any part of the project? If so, are they licensed and insured? Who will be responsible for supervising the work on-site, and how often will they be present?

Century Old Legend…

Like with so many centuries-old foods, the origins of pizza Margherita are surrounded by legends. A popular one says that the pizza Margherita was invented by Raffaele Esposito at Pizzeria Brandi in Naples in 1889 to celebrate the unification of Italy. Seal Doors and Windows

If there is a gap or slit somewhere in your home’s windows or doors, you’re letting the heat you paid for, literally, fly out of your home. As your parents probably said to you at some point, “you’re not paying to heat the entire neighborhood”, so save your money by picking up some weatherproof sealing to fill in any gaps.

Clean Chimney/Inspect Gas Fireplace

Check for a buildup of creosote, inspect for gas leaks, replace warn parts, and check to confirm there is no obstructions in the flue. It’s recommended to have the fireplace inspected yearly by a certified chimney professional.

Install a Programmable Thermostat

Setting your thermostat to “schedule” or “program mode” will help reduce your energy bill as well, maintain the life of your furnace – it will prevent the unit from working so hard as it changes in temperature throughout the day.

Test Home Safety Devices

Make sure to test your smoke detectors, carbon monoxide monitors, and flashlights to ensure they’re still functioning properly, and replace with new batteries.

 

Exterior of the Home

Clean the Gutters

Fallen leaves and debris can clog your gutters, which can cause external water damage to your roof. So, grab a pair of gloves, hop on a ladder, and clear out all the foliage collected since your last cleaning.

Store Outdoor Furniture

Store your summer-living furniture in your garage, shed, or basement.  If you don’t the extra storage, use a type of protective covering, such as a tarp or waterproof casing, over the furniture and secure the items in place.

Test Winter Equipment

If you have an emergency generator or snow blower, give it a test, and make sure it’s in good working order. Purchase extra gas to have on hand.

Do a Roof Check

You should be able to do at least a visual inspection of the roof from the ground. If you’re able and can do so safely, climb on up for a better view. Look for missing, damaged, or loose shingles.

Inspect Siding

Check home exterior for cracks or holes. Repair them yourself or hire a professional.

Check for Water Drainage

Rainwater downspouts need to be clear of obstructions and direct water away from foundations, walkways, and driveways. Add extensions to downspouts if necessary.

Turn off Faucets and Store Hoses

Drain garden hoses and disconnect from the outside spigots. Shut off exterior faucets, and if you have an older home, you may need to turn off the valve inside your home. Store hoses in a dry place so any residual water won’t freeze. Lastly, you’ll want to cover your outdoor faucets with an insulated cover.

Service Sprinklers and Irrigation System

Hire a certified professional to come out and drain/inspect the system.  Perform any necessary repairs and mark sprinkler heads near snow removal areas.

Inspect Trees

Check for damaged limbs that may break or that are too close to power lines or the roof.

Trim Landscaping

Cut back bushes, shrubs, and flowers as recommended for your climate zone.

Lawn Care

Prepping your lawn now for the winter will save you from a larger cleanup in the spring. If you plant bulbs for spring, now’s the time to get them in the ground. Raking up the leaves now while it’s dry will be easier verses waiting till it starts raining. Applying fall lawn fertilizer will help prevent winter damage and spring weeds. Ask a local garden center or check online to find out which type of fertilizer you need and when to apply it. Finally, drain the gas from your lawnmower.

Organize the Shed

As your shed is filling up with summer items in storage it’s a good time to organize and clean out the shed. Move summer items to the back and winter stuff up front for better access. Also, remove any liquids that will freeze.

If the outside is well kept the assumption is the interior would be the same way. American Society of Landscape Architects note that a well landscaped yards will see 15 percent to 20 percent more at the time of resale than homes with less attractive landscapes

6 Steps to Great Curb Appeal

Mow and Edge the Lawn

A major component to keeping the exterior of your home looking presentable is your lawn. Tall grass, brown spots, weeds are all signs of neglect. What to do: Mow, edge, fertilize throughout the year. In the warmer months you want to mow and edge once a week. Visit your local home improvement store and pick up a few bags of fertilizer – You will need to buy different types during the winter and spring.

Keep a Water Schedule:

Nothing says “Welcome Home” like dead grass! What to do: If you live in the Seattle surrounding areas you will often water between late May through September. Rule of thumb, you want to water “deep” which means about 1inch of water per week to keep the grass green. Landscapers recommend running your water system as the sun is rising. Running your system during the hottest part of the day only evaporates the water quickly, not allowing the water to set into the soil. To avoid the “I forgot to water” moments, you can either hire a company to put in an underground sprinkler system or there is the good old fashion sprinkler you can place on a timer.

Design Medium Size Flowerbeds

Low to medium size flower beds are a great way to add color and interesting focal points to your landscape. What to do: Planting native plants will allow for minimal watering and maintenance. When walking the store isles, look for tags that state “perennials” these plants will grow throughout the year, not just in Spring and Summer. For existing flowerbeds, clean up the beds by pulling all weeds. For plants to maintain their health and moisture through the hotter months, lay a fresh layer of bark or mulch typically in early Spring.

Prune and Examine Mature Trees

If you want to add or maintain your home value, having mature trees (which typically appraise up to thousands of dollars) brings about an attractive landscape and privacy without blocking the light. What to do: For a yard with existing trees regularly inspect them for diseases or insects, placing mulch around the trees to keep grass and weeds away, and pruning dead or diseased branches.

Remove the Clutter

As you walk around your property, pick up all the extra items laying around your home – garden tools, bicycles, scraps, dead leaves, or branches. These items take away from the clean and welcoming curb appeal you are trying to achieve.

Consider Adding a Hardscape

Creating an outdoor living space is a large project to take on, however, the dollar value that is added to your home is significant. What to do: Either come up with a design yourself or hire a professional landscape designer who will provide you with yard dimensions, materials list, and plant recommendations. Hardscape features to consider would be an outdoor kitchen, patio, deck, pergola, swimming pool, or fire pit.
